What buying in Türkiye actually involves
Six steps, about three weeks, and one consultant throughout. Below is the sequence we run for every purchase, the costs that sit outside the sale price, and how residency and citizenship really work.

Shortlist and video tour
You send the brief, we send three to five honest options with the drawbacks stated. Remote buyers get a recorded walkthrough of each one before deciding what to see in person.
1–3 days - 02
Viewings
Four to six properties a day, planned around the drive between the districts. We book the hotel and collect you from the airport if you are coming to view.
1–2 days - 03
Reservation
A deposit of €2,000–5,000 takes the unit off the market and fixes the price while the paperwork runs. Terms are written before the money moves.
Same day - 04
Tax number and bank account
Both are needed to register a property in your name. Two office visits with your passport and a translator; we come with you.
1 day - 05
Valuation and title deed
A licensed valuation report is mandatory. The transfer itself happens at the land registry in a single appointment, in person or by power of attorney.
5–10 days - 06
Keys, utilities, furniture
Water, electricity, internet and the complex maintenance account are transferred into your name, and the furniture package is fitted if you ordered one.

Owning property supports the application
A short-term permit is granted for one or two years and renewed from inside the country. The property must be residential, registered in your name, and in a district that is not closed to new foreign registrations.
We prepare the file, book the appointment and attend it with you. Health insurance and an address registration are part of the same visit.
USD 400,000, held for three years
The figure is measured by an official valuation report, not by the price you negotiated, and the full amount must appear on the title deed. Spouse and children under 18 are included in the application.
Ask us to check eligibility before you view. A building already used for someone else's citizenship application cannot be used again.
Questions buyers actually ask
Can I buy without coming to Türkiye?
Yes. A power of attorney signed at a Turkish consulate lets us complete the purchase on your behalf, and about a third of our sales close this way. You still see the property properly first, by recorded video walkthrough rather than a live call.
Is the price on the site what I pay?
It is the asking price. On top of it sit the title deed fee and the smaller items in the table above — all quoted in writing before you place a deposit. We do not add a buyer's commission.
Which districts are closed to foreign buyers?
The list changes: some neighbourhoods reach their 10% foreign-ownership quota and stop registering new foreign owners. We check the specific building before you view, not after you have paid a deposit.
How much rent can I expect?
In Alanya, a well-located 1+1 lets for €400–650 a month long-term, more in the summer months short-term where the management permits it. We will show you the actual figures from comparable units we manage, not a projection.
What happens if a developer misses the delivery date?
Contracts we prepare include a delivery date and a penalty clause. Delays of a few months do happen; our job is to know the developer's record before you sign, which is why we only sell projects from builders who have delivered here before.
